​As we began listing properties, we quickly realized that buying or selling a home is a very personal experience. Our Team recognizes this and tailors each customer's experience to give them the support, reassurance, and A+ service.

We also believe that how a home looks is the key to selling it, which is why we created our "Staged and Styled to Sell" brand, exclusive to Nina Loves Naples and our clients.

We meticulously stage and style our listings using a multiple step process and transform each home we list into a showstopper - attracting buyer interest and statistically getting higher sales prices. We help our seller clients get more money and go under contract quicker!

Statistics tell a story.

The below information, taken from a 2022 survey of homebuyers done by the National Association of REALTORS®, shows how staging affects buyer activity:

  • Most buyers’ agents (81%) said staging a home made it easier for potential buyers to visualize the property as a future home in a 2024 study.*
  • The living room is identified as the highest priority room to stage for buyers (39%).
  • More than half (58%) of buyers’ agents reported that home staging affected most buyers’ view of the home.*
  • Forty percent of homebuyers were more willing to visit a staged home they saw online.*
  • Staging a home resulted in a 1% to 5% increase in the home’s dollar value compared to similar homes on the market that were not staged, according to 20% of seller’ agents in 2024.*
  • Thirty-four percent of buyer’s agents said that staging positively affects home value if decorated to a buyer’s taste.*
  • Thirty percent of buyers consulted with family members during the buying process, even though they would not live in the home.*
  • Professionally staged homes sell for an average of $40,000 over the list price, based on a 2021 market survey.**
  • Staging has been important for the last several years, with a 2019 report stating that 29% of buyers consider a staged home important to their search process.***
  • Younger generations consider staging extremely or very important (48% of Generation Z buyers and 40% of millennial buyers).***
  • Forty-eight percent of sellers’ agents noticed a decrease in the time a staged home spends on the market.*

THE PROCESS

Step 1
We have a cleaning team come in and make your home smell fresh and sparkling clean from floor to ceiling.

Step 2
Declutter and depersonalize. We will instruct and assist you in removing any unneeded items from kitchen counters, closets, and other rooms. Photos and other personal items will be removed to allow buyers to imagine their items in the home.

Step 3
Once decluttered, we take a step back to view how the home is arranged. We will arrange your furnishings in a way that makes the flow of the home more spacious and aesthetically pleasing. We have a warehouse of staging furniture and décor items we can add to elevate the rooms to show at their best.

Step 4
We schedule a professional photographer and videographer to showcase your home online for prospective buyers.

Step 5
We will market your home to agents to schedule and easily bring their clients to view the home, and hold open houses to attract buyers searching on the internet.

Step 6
We have an offer(s)! We will discuss the pros/cons of each offer to assist you in selecting the best offer, then guide you through the process from acceptance of the offer until closing.
